The Platform will focus on acquiring Class B and Class C, garden and low-rise apartment communities in areas with projected employment and population growth, existence of robust infrastructure, and diversity and growth of the economic base with income ranging from 60 to 120% of the locality’s AMI.

The presence of a younger, transient demographic, which has a high population of renters by choice, is also emphasized in the selection of markets targeted for investment by the Platform.

IDENTIFY

With access to tens of thousands of on and off-market opportunities, we underwrite and evaluate investment opportunities by the region, Metropolitan Statistical Area (MSA), and local market, and asset-specific.

We don’t rely exclusively on our off-market access, we meticulously underwrite each asset to ensure financial viability to our investors.

OPTIMIZE

Our investment selection process allows us to vet assets to determine what processes need to be tweaked or overhauled in order to provide the best experience for investors, tenants, and employees.

Simply put, Athene knows how to execute, which our Workforce housing preservation model has generated an average net IRR and exit multiple of more than 31% and 2.19X, respectively, across assets in which our Principals have managed the entire life cycle of the asset.

When tenants know the owner cares about them as a person and provides an apartment that becomes their home, they, in turn, take care of the property, are less likely to leave, and ultimately make the asset more valuable for investors.
