ATHENE WORKFORCE HOUSING PLATFORM
(“THE PLATFORM”)
- The primary investment objective of the Platform is to achieve superior risk-adjusted returns on invested capital through Core+ and Value-Add investments in Workforce Housing communities located in secondary markets throughout the Midwest, Mid-Atlantic (excluding New England), and Southeast regions of the United States.
- The Platform will utilize moderate portfolio leverage, not expected to exceed 75% of the value of the Platform’s investments in aggregate and acquire a portfolio of real estate investments that Athene believes can generate a Platform level net Internal Rate of Return (“IRR”) of no less than 18%, respectively.
INVESTMENT STRATEGY
- Our strategy is to create an institutional quality portfolio of Class B apartment communities, utilizing our experience, operational expertise, relationships, and value-add renovation network for qualified investors. As a workforce housing specialist, we remain committed to pursuing new opportunities to innovate in this fragmented multifamily market. Key components of our strategy include:
- Identify apartment communities in well-located markets that have temporary or correctable flaws in the physical attributes, capital structures, tenancy and/or market position.
- Enhance Class B and Class C properties and create institutional quality properties by initiating strategic Core+ and value-add repositioning and capital improvement projects.
- Meet the demand for quality workforce housing as the country grows and fewer people choose or can afford to live in single-family homes.
