Principals

Norman Slemenda (“Norm”)

Managing Principal

Norman is a co-founder and principal of Athene Capital and involved in all facets of Athene. Norm brings nearly three decades of real estate experience, managing and brokering over $1 billion worth of assets across Class A, B, and C multifamily assets, with significant experience in Workforce/Affordable housing.

Most recently, Norm led the acquisition team for a private equity firm, acquiring more than 4,000 Workforce Housing apartments in the Midwest, Mid Atlantic, and Southeast regions of the United States, producing returns ranging from 12% IRR to has high as 80% IRR.

Over Norm’s career, he has successfully founded, grown, and sold companies, including a property management company and a property management software company. Norm was responsible for the development of policies and procedures that earned his previous firm Accredited Management Organization (AMO) from the IREM; one of only 600 AMOs worldwide.

Norm has a wealth of expertise overseeing the operations of nearly all NAREIT sectors throughout the Midwest, Mid Atlantic, and Southeast regions of the United States having developed industry leading management systems and process improvements related to Accounts Receivable, Accounts Payable, Rent Roll tracking, asset level financial reporting, property maintenance, resident relations, evictions, vendor relations, and investor relations.

Norm holds a bachelor’s of science from John Carroll University and is a licensed broker in Ohio and Virginia, with escrowed licenses in North Carolina, South Carolina, Georgia, and Pennsylvania and is a Certified Property Manager. Norm resides in Bath, OH with his wife and their daughter, as well as being the proud father of three college students.

Robert Frankle (“Rob”)

Managing Principal

Robert is a co-founder and principal of Athene Capital and involved in all facets of Athene. Rob is a Certified Valuation Analyst  (CVA)  , and has experience as the Corporate Controller and Head of Portfolio Management for a Private Equity firm specializing in real estate, healthcare operations, and hospitality industries, managing as much as $5.0 billion in assets with annual revenues exceeding $1 billion.

Rob  led the accounting, valuation, and financial planning and analysis teams, as well as being the business process representative for the IT steering committee. Rob ovValuation Analersaw multiple PLATFORMs with real estate investments in more than:

17,000 healthcare beds and 1,700 homes, 4,000 multifamily units, 215,000 square feet of industrial, 416,000 square feet of retail, 44,000 square feet of office, and 2,000 hospitality keys.

Prior to private equity, Rob spent most of his career in the Internal Audit and Financial Planning and Analysis space.

Rob has extensive experience working with international operations, working in York (England), Dubai (United Arab Emirates), Kuwait City (Kuwait), and Panama City (Panama).

Rob holds a BSBA (Accounting concentration) from Ohio Northern University and an MBA (Operations and Strategy concentration) from The Ohio State University. Rob is also a Certified Public Accountant (CPA) and Certified Information Systems Auditor (CISA). He lives in Dublin, Ohio with his wife.
